What Is Reasonable?

I would like to wholesale 6 pieces of land, but wander what would be the reasonable price to ask, 10%, 20% or more above my purchase price?

Where can I find buyers for this kind of deal?

    Just make him the mortgagee, securing the mortgage with the real estate and give him interest on his money like you would the bank.

    if the interest rate you charge is not enought (watch out for usary) or he wants more or you want to give more,

    Does 50-50 sound fair to you. Both you and he need to be comfortable w/ the amount.

    40-60 to 60-40 (one deal was 70%) are numbers that I have seen and seen quoted here.

    If you I find you a firm will you pay me a consulting fee.

    I had a similar problem and I paid someone 15k to solve the problem. I can do the same for you with an agreement and an invoice.

    I am not paying $15K to get a solution when I can ask advice here or in local REI circles!
    * If I assign my contract for $5000; my buyer can pay me (now or at closing) and close with seller. Where would the buyer put that $5000 on the HUD? How would his lender take that?

    * If I want $20k and want to double close; I sign a contract with my buyer; seller get a Title to me; do I need another Title for my buyer?
