What is Bird Dog?
I'm interested in Flipping real estate and I don't know all of the terms people use. I do know that I don't have the money to buy real estate myself. I think if I started out flipping it I would be better off so that I could get a good savings established. I don't know how to find investors or rehabbers either. I'm guessing a bird dog is just how it sounds- somone who finds the deals and then flips them to an investor!?
Please, anyone help me out!!!
Hi i'm a greenie also. Check out John $cash$ Locke's book on birddogs. Also look in the archives of articles and he has a chat listed there that talks about bird doging. They talk about a lot of other stuff too but it can tell you more about what a bird dog does. Basically we find properties for investors. There is another guy on here furioussync I think is his name and he is pretty informed on bird dogs and I think he has a website. But I haven't found it yet. Email me sometime my name is Dee.

I would definitely recommend that you get a course to read up on before you get started on it. It will save you the learning pain that could translate to loss of your investment.
I bought the Legrand Course and it served me right. Just thought I share this with you
A bird dogger is someone who finds motivated sellers and matches them up with investors. The investor only collects the information and follows up on the lead. If the investor purchases the property, then the bird dog will get paid. Since the bird dog finds leads for the investor, then they can have the investor explain the process they use to buy the property. By having the investor explain which investing technique they use, the better the bird dog can match up the seller with the investor. Plus, the bird dog learns quicker from the investor than from a course.
