Sarahdonnelly13 ..this may help.. on your "purchase agreement " ..on the line where Buyer's name is filled in there is a clause (or you can write this in) .."And / or Assigns".. with this clause you have the option to "assign"(sell) the right to another buyer for an agreed upon "assignment fee".
This clause may send up a red flag so be aware. hope this was of help
