What If My Section 8 Tenant Dies?

I don't mean to be insensitive, but my section 8 tenant has cancer, is undergoing chemo and isn't looking very good... There is 8 months left on her lease... Does anybody know if the lease expires when she dies or how that works?

I don't want to rock the boat between her and the section 8 office just yet - so I thought I would ask in this forum first - Anybody have any idea how this works?

    Well in Illinois if the tenant dies then so does the money coming from government. They won't pay you for a tenant that is dead but may negotiate a settlement with you in case something like this happens.

    It doesn't hurt to call the office to speak to someone.

    Not much you can do until the passing of the sec 8 tenant.... Hopefully you can find another one quickly... :-(

    I can speak only for California, but it might be the same in your state.
    With no regand to section 8: What happens if the tennant dies?

    In your rental agreement you sure have a clause for the tennant to terminate the lease early. Let say you need 2 months notification, which in case of death nobody gives you.
    Then your tennant's estate will pay your losses (up to 2 months, see assumption above) providing that you did everything possible to cut those losses.
    The way to cut losses is to bring in a new tennant as soon as you can, at least to make efforts to find one.
    I guess in your case section 8 office would be in place of estate. So, having in mind THEM paying your losses and YOU finding a new tennant, you can negotiate with them a possible scenario.
