ive seen some good sites paid and free for property valuations i dont think it fair for me to call my buddy every other day asking him how much a property is worth...any tips?
ok i saw zillow last night on nightline ...i used xsite but that was on a limited basis...it was real comprehensive....its actually a good investment if your always on the move i only have a handful of properties
www.Realtor.com gives good comparables by matching up comparable houses in the area. This of course is a last resort. Zillow and Bank of America work the best to me.

yeah im use to doing number 4 and doing what i call a rough comp...collecting flyers talking to neighbors (they always have alot to say) and calling agents with listings in the area.
those tax records are nice when you want to know if some is selling to get rid of it or to make a profit.

I just tried the Citimortgage site for several properties I have in Lansing, MI- no results. Claimed it looked back for the last ten years. Plenty of recent sales in the area. Not very useful....
Most Realtors will do a comparative market analysis for free if they think you might buy or sell a house through them. We use the local MLS data and I feel it is very useful- ALL Realtor sales are included, in the area and time frame you specify.
Bank of America has an OK system, zillow helps out, if you can muster the money for realquest, that is good too

If you do quite a few comps, then I would suggest CoStar Comps. Loop Net is also offering Properties Sold detail in certain states.
