What Do With It After You Get It?
What do most investors do with properties bought subject too?
I guess what Im getting at, is ... is there certain strategies that complement the subject too better than others?
Ive heard that lease optioning is a good thing to do with a property bought subject too.
Do you buy it subject too and then rent it? Lease option it? Fix it and flip it?
Does it matter?
One of the great things about a property bought sub2 with long term financing already in place is that you can do whatever you want with it.
If section 8 rentals are your thing and it will cash flow, do it.
If you like selling on a wrap, go ahead.
If using lease options to sell are your thing, no problem.
If you want to live in it yourself, go ahead.
The possibilities are endless, you own it.
I like to sell on a land contract or lease option depending on the amount my buyer has for a down payment. While we do sell a few retail for cash (some need rehabbing) I like the long term cash flow.

The options for you are endless. You would have to decide what you want to achieve (steady income, lump sum profit, retirement income). Once you make that decision, then that and your financial situation would dictate which option you chose.
well it seems to me, (correct me if im wrong) that most people that u buy a house from subject too, are not going to want that financing staying in there name for a long period... im thinking 2-3 yrs max, which would affect your strategy somewhat, would it not?
I have a question to on this. If you find a great sub2 deal and you want to live in it, how are the loan issue handle. If the buyer no longer wants the loan in their name, whats next?
