What Do I Do ??
I am trying to birddog, I have seen a large lot with a 4/2 home and a flat in the rear, zoning allows for the development of more units and is a fixer-upper so is reasonably priced. What info do I give an investor on this property.

Look in your papers and call the I Buy Houses Signs, these are the people you want to contact. Tell them your a birddog and ask them what criteria they need for your services. Only deal with the people you feel comfortable with.
