I'm a RE broker. When I deal with property owners (FSBO and non-FSBO), I don't ask them for any information except:
1. price and terms they want
2. seller property and other disclosure statements required by law
I get my info from sources other than the property owner.

1. title and title quality issues
2. market value
3. utilities
4. possible zoning
5. details about immediate surroundings (present and planned facilities and uses)
If you're talking about land deals, the list is a lot longer.
