What are NOD's
I get many emails every week on this, so I decided to post.
Nod's are notice of defaults.

In many states what happens is after a certain period of time the lender will record a notice of default (NOD). This period will typically last for three weeks. Followed by the actual foreclosure and court sale.
Investors will typically look for a bargain foreclosure home for sale by contacting the homeowner during the default period.
This is a difficult road to hoe for the faint of heart as you are dealing with people whom are losing their homes.
These people are in many cases getting hammered on by creditors and "shark" investors looking for a buy.
Empathy is the rule here.
I search or should I say I have bird dog's do this work for me at the courthouse.
Some county court houses provide list of NOD's and some don't
