What After A Tax Deed Auction [mechanics]

Assumption:
TX Non-homestead house. You win the tax deed auction.

Questions:
1) How do you find out if there are people living or not in the house??

2) If there are - what are your options with them?? What are their rights?? What are your obligations??

3) If there aren't - what do you do?(You get a locksmith and you go change the lock)??

4) Now, if you can't do any major change in the house (maybe Air Condition not functional or some other damages) what do you do with the property during this time till redemption period is over (after 6 months)??

    I would think a strong odor might indicate that they are not living. <G>

    This something you should have determined before the sale.
