What A Bank Wants To See.......
I took pictures of this property and gave them to my contractor to put together a pkg to show the bank as well as my prospective buyers ( many are interested ). I'm going to submit this pkg along with my offer to the bank. My question is... Is there any thing else the bank will want to see in order for them to be willing to settle at an offer that is beneficial to me and the seller???

Always provide anything that could negatively effect the value of the house. For example, some subdivisions have a lot of Hud-held homes. Show proof of that if the holding time is for a long period and/or the amount that they are eventually selling for is low.
Also, look to see what kind of crime rate the neighborhood has. In the past we have sent a a breakdown of crime statistics within a 5 mile radius in with our offer. It is very influential. If you are in a large city, this may even be available on line through the police departments web site. Or you can just call and ask. They may fax it over to you for free.
Thanks, excellent idea!! It's a small city, about 60K people or so, and the crime rate has improved slightly, but, the city itself has been know in the past to be a high crime area compared to other parts of the county. Thanks for the info, I'll definitely use this!!!
