I had the pleasure of hearing Wendy Patton speak this weekend. I believe she said that when doing a sandwich l/o, we should have in our contract with the seller that we will not begin paying rent until we have a tenant and they begin paying rent to us. Does anyone else operate like this? How, then, do you show the house to prospects, prior to their moving in?
It sounds great, I guess I'm just looking for the details.

It's all in the negotiation. If your sellers are modivated enough they won't care that you are showing buyers their home. Its even better if they move out and give you the keys before closing.
