Just trying to get some ideas on the best way to move a house within a month, retail or wholesale.
What do you guys do to sell your home quickly and also, what's the longest one of your homes has sat and how did you eventually sell it?

The best way to sell a house quickly is to price it attractively and/or give favorable terms. I have never tried auctioning property , but I've heard good reports about 5 day auctions.
If you're at all interested in doing a L/O or wraparound mortgage, then I think an ad in the paper stating "$X down, no qual" will attract a lot of attention.
The fastest way to sell a house is to have a buyer lined up before you buy. But if that is not and option then the next fastest would be to buy at a price were you could market it below the average sales in that neighborhood.
The key is to know who you are marketing to. And focus on that group of people, and know who you are looking for. Then you find away to get your property in front of those people when they are in a position to make a new purchase.
