Waterfront Development Next To Industrial
Do any members have any experience/examples of this kind of model? We have a prime piece of waterfront next to a concrete plant.
We also have a zoning hurdle to clear. Any exapmples would be great as referance.
This would be a truly creative combination. Instead of making a waterfront community, you might have more luck selling the property to the concrete plant or finding another similar business that needs waterfront property.
But I am sure you have already thought of that.
Where is the property located? Is there lots of other industrial property around? How big is your lot? Is the concrete plant a Mfg facility or just a ready-mix operation?
Details, details, the devil is always in the details.
I would suggest that you look into a venture that is
compatible with the existing industrial neighbor-
perhaps production of a value added component
that is heavy and can be transported by water ??
Often - tax breaks are granted for job producing,
industrial uses- not to mention the income production
of a necessary building component.
