Warranty Deed
I was unclear before, I was asking about when the Mortgage company releases the deed to me. I have a deed from my mortgage company and am about to record it. In looking it over they did not put the state and county where they are located in the line after their name. I have a sample copy of a warranty deed that I downloaded from a legal web site. It shows that is part of the information given. My question is .... do I need to have them redo their part of this deed before I record it or is that not a requirement for the deed itself. Thanks.

It might be nice to know the county and state the property is located in. Your mortgage company apparently missed adding this information, is it required in my opinion or I would not record a deed without this information.

I think I have still misrepresented my question. In the first line of the warrany deed where it names the corporation (the mortgage company by name) there is no mention of where the mortgage company is located. Should there be a county or state of location for the mortgage company following the name of it. The property location is stated in the next paragraph. I feel this part is correct. Thank you for anwering me, I may be just not understanding the system.

Just trying to understand, did you pay off the mortgage and the mortgage company gave you a deed to the property?
Trying to figure out why the mortgage company would give you a deed to record unless you paid off the property.
If this is the case then just record the deed if you are the Grantee and they are the Grantor.

yes, I have satisfied the mortgage and received the deed. Thank you, I will be sending the deed to the courthouse to be recorded by mail and I was just being sure that all is correct. Thanks again.
I don’t think it matters where THEY, the mortgage company, are located as long as the property location is correct. If the property is not correct, then you may have a problem, but the current mortgage company could be located in Timbucktoo or even BFE and still sign the deed; it is the property that matters.
If the county recorder or assessor feel that the deed is incorrect they will kick it back, even weeks after you have sent it in.
If this were me, I would just record it like it stands as long as everything else was correct.
