Warranty Deed Vs.Grand Deed

I'm buying properties in California. Does any one know which one is better to use when you buy properties "subject to".

    First, no such thing as "Grand" Deed.

    You probably meant grant deed, which is just little better than a quit claim deed, but is still way short of warranty deed.

    Second, when I'm buying "subject to" I hardly have the clout to demand a warranty deed from grantor-right?

    So I'd better be prepared with my own title research, as all I'm likely to be getting is a quit claim deed...as the grantor is not warranting anything about the property.
