Want To Attract Sec 8
I have a 3 bedroom sec 8 house in one county. The tenants are great! Just finished getting a 4 bedroom house ready to rent in another larger county. The area is better. I put the house on the Sec 8 landlord list at a reasonable rent but have had no phone calls in a 10 days. I beginning to think it is harder to rent a 4 bedroom to sec. 8. Do less people qualify for 4 bedroom houses? In the other county, the phone rang off the hook...
Could be the county. Each office is run different. One may be run great the other not so great. Why are you doing sec 8? Why not rent to a more up scale renter? Higher rent rates and less problems.

I like section 8 because the check just comes in the mail. We are actually getting above average rent for that neighborhood. And these tenants are so grateful to be in a decent house in a decent neighborhood. Other tenants that pay themselves act like they are paying too much and always seem to need something replaced. I realize that I have really good Sec 8 tenants. I will very carefully screen sec 8 tenants for house #3.
Also my sec 8 tenants get a heat and water subsidy. Those utilities are in their names, but I check up on them. Just recently the city came and put in extra insulation, wrapped the water heater and generally winterized the house.
