I have not used Val Pack.. but I have advertised in a local coupon shopper newspaper that is delivered by US mail. Cost is $300 per issue - with a 30k houshold distrubution. I have received about 5 calls each run and have bought 2 houses from the ads. I have been running an ad every other month.
300 dollars is a pretty good price. How did you find out about this service, and what department at the post office did you contact to get started. Reaching 30k prospects for $300 is my style of marketing. And it is cost efficient. At that price you can advertise every month and at some point you can expect a decent response.
There are more ways to market cost effectively than bandit signs, mail and newspapers ads.
I can name more than 18 ways of the cheapest ways to market other than mail, newspaper ads, and bandit signs. If you can focus on those three, you can receive maybe a good lead a week.
But if you use all of the ways possible to create leads, then you can rotate to see which one works best.
1. Car magnets.
2. Flyers.
3. Door hangers.
4. Post it notes
5. Searching websites.
6. Agents.
These are just to name a few. If you can add these to your arsenal, you will be getting more leads than just focusing on newspapers ads, bandit signs (which can be an ordinance violations, and direct mail).
All of these methods can be done for less than a newspaper ad.
There are many more, those are just to name a few.

You will probably be better off putting your message on the back of a milk carton.

We have located a mortgage company to pay 1/2 for the back side of the coupon in our local val pak.
I have a statistic here on my desk that states that only 5% of failed business advertised.....
Until you have deep pockets bandit signs and direct mail and newspaper ads are the best way to go..
