Using Classified Ads For Market Research

Here is my experience with an important result of classified advertising. Research is valuable. For every phone call, I carefully interviewed the sellers. Why did they call my ad? What was their motivation in selling? Had they worked with a Realtor? If not, why didn’t they call a Realtor? Have they tried for sale by owner or why not? Etc. Conscientiously, we collected statistics of how many callers from certain areas, of certain types, of different interest levels, and the conversion ratio. This research was a valuable source of knowledge.

The knowledge fed back into improving the ads. After measuring a hundred calls, a pattern developed. And it generated some fascinating ideas. So I tested other wording in my classified ads and get even better results. Notably, sellers with higher price properties called. From them, more marketing insights exploded. Driven by John and by my bank account to purchase higher priced properties that demand higher down payments, I decided to tackle the Richmond market again. This time a more powerful marketing weapon was needed. So you see that we need to be constantly testing and improving our marketing as well. It works. And works. Try it.
