Urgent - Seller Is Moving On Monday - Need To Try To Put Together A Short Sale

I hope some one can guide me along. I have a couple in foreclosure that just want to get out of the house. In looking at the #'s I think the best option is to do a short sale. The problem is that they are moving out of state on Monday night. I need someone to guide me through on what forms I need to get pulled together and signed.

I have asked for the following from the seller and will have it in the morning:

copies of most current statements
signed authorization to release information
copy of foreclosure letter
hardship letter

I have also indicated that I needed any and all information that would show a financial hardship.

I really want to pull this deal off since this couple is trying really hard to stop the foreclosure.

    have them get the stuff you listed and ask them to sign the warranty deed over to you for place, then continue with your research to see if it's a deal. if there's something you can work on with the bank from there, then you can do that. if you can fix what they have, then go record the deed and be done.

    if the bank takes your short offer, then don't even tell them you have a deed. just continue with the process and ask that a supervisor review your package immediately as the sale is approaching and you don't want the loss (neither do they).

    beware, some states (PA) have a 48 hour notice they must give the court to stop the sale. so you may be out of time already but check anyway.
