Urgent Help....can Anyone Tell Me What A "1 Party Listing" Is?

I have a property that I just finished rehabbing. I am ready to market the property. The broker that I got the property from has a agent in office w/ a potential buyer. The agent wants to do a " 1 Party Listing". Can anyone tell me what this means and should I try to sell the property on my own first, or since there is a potential buyer already, should i go ahead w/ the agent and do a "1 Party Listing".

    We call it something different in my neck of the woods, but it is an agreement that you pay them a commission for bringing you that specific buyer and not an exclusive listing agreement that provides for a commission for any sale even if they don't bring you the buyer.
