Unsure How To Proceed

I have an accepted offer on a commercial property @ 125K . There is an agent invoved and they have the property listed @149K. In my offer, I loaded up the contingencies for extra protection and gave myself 90 days to close.

Should I assign this contract to a buyer or try to sell the property outright? I think I can sell this porperty for more than the 149K but am afraid of my buyers going behind my back and making an offer directly.
