Unihabitable...

tax sale properties is not something I want to deal with. How would I know a house had been declared unihabitable?

    If you mean "condemned" check w/ the local municipality, uninhabitable is a term used by appraisors. and as you surely know, one can say its uninhabitable, while another will overlook the flaws.

    Usually, Orange tags on windows or doors is a sign. Also, you may want to check with a parks department type for your town, that send over a crew to cut grass for homes that are vacant. They may know of a few places that are this way.

    You might go to see your local, friendly Building Inspector. Say that you are a real estate invester and that you are seeking to help the municipality with any of their "problem properties". You ought to get a warm response. You might even get a leg up on the homes that the city or the county is trying to get rid of, maybe for $1.00, and you can be told about the grants available to rehabbers.

    This works! It is a great tip.
