Uneven Slab Foundation

I found a house that has a definate slope in the living room. I think what has happened is that the foundation has risen in the center of the room and fallen near the front of the house (total of about 4 inches). I have done 3 fixers so I am comfortable with all aspects of the rehab except the slab foundation. I will get some bids to repair the floor, but I want to make sure I am aware of all options. Has anyone else had to deal with this ? Thanks in advance

Try a concrete leveling company the should be able to use hydrolic sand to level the home a small amount each week so that the structure will conform with the gradual movement of the foundation. If you move it all at once their could be more damage depending on the Interior wall finishes. If it drywall you will probably have a few carcks to fix. grin

Sound like this could get really expensive, do you have any idea/experience on costs ?

I do not know where you are but here in new orleans it is a every day thing to have your house jacked (or muded) It cost around 8-15k depending on how bad the slope is we have seen 10", we are looking at three houses now they all need jacked. we take it off the price-$85.000 for a comp $125 house in a subdivison. hope that helps.

Depends where you are and what are the soil conditions. Has the slab cracked. Did the gipys that built put any steel mesh in it or did they use any R-Bar tied and bent in? Please check. Are there any water supply lines under or in the slab. (God I hate that). Ask and look and if necessary drill a few holes in the interest of preventing a biggy future loss.

Now dont laugh, I have on small occasion loosened the house from its attachment to the slab and supported it and jacked it up and placed a proper foundation in place. really a pain but my labors love it. We play lots of Ranchero music drink much cans of soft gooy drinks to keep our moral up and usualy have a crazy meal at the end. the last one I did deep in the slums of North Hollywood is about 24 inches above its old slab. It is very small about 500 Sq.Ft. so it looks like a little fat girl with bad legs. I love it.

Lucius Builder of bad taste but comfy dwellings for artists, artisans, writers and the occasional dealer. Little did we know as we modified an elderly garage that he was going to install some time in the future a small laboratory. We found out the hardway, da roof blew off cause he stuffed the vents. Hard to explain and , noisy.
