Unclear About Subtenant L/O Contract
I am intererested in doing a L/O with a seller so that I can sublease. The first part is clear enough. Do I use the same Lease Option form to sublease?
Also, at closing, how is the title transferred to the subtenant? Does the seller transfer it to me and then I turn around and transfer it to the subtenant?
When I am ready to sell to my subtenant, how is the transfer handled between me and the seller and me and subtenant? Who gets stuck paying closing costs?
I've read several books on the subject, yet these questions remain unanswered. Can someone out there help me? You would make my day.
