Unbelievable Insurance Quote

I had been searching for affordable vacant house insurance. I was getting quotes like $7,000 - $8,000 per year. Today a rep from one of the major companies called back with an amazing quote, so amazing I am skeptical. She quoted the home with tenant occupied (as a rental) and said her company only adds a $35 dollar annual fee for a vacancy endorsement. The quote was around $840/year. Has anyone else paid premiums like this or are the general rates closer to 7k to 8k for vacant properties. The coverage is on a house insured for $250,000.

Which is what you pay, the higher end amount or the lower?

On a 80k house I pay about $350 a year for a landlord policy. On an 80k vacant house I pay $600 for six months. Of course it greatly matters if you have ever filed a claim.

OK. I guess there is truly something to be said for shopping around. The Landlord prices can run you anywhere from $350 to $2000 the same for vacant home insurance. Thanks. I will definitely take this info and make an informed decision. I will also make a part of my REI continuously shopping for better rates and good agents.

I just insured a house i bought to rehab. $2200 for 6 mo;nths including Liability on a $225,000 house. But the nice part is I can get a prorated amount back if I sell it in less than 6 months which it will wind being more like 3 months.
