Umbrella Policy: How To Get Multiple Property Coverage
Wow, I just found out that contrary to my belief, my current umbrella policy does not cover all of my rentals. Ap[parently, there is a limit to the number of rentals that can be covered by this particular umbrella policy and I reched that limit a while ago but was never informed of this.
Now I am trying to find an Umbrella Liability policy to cover 18 rental properties insured by different companies. Do you know any company that might provide this coverage?

I prefer a firm that does more then the credit check. I have a local firm that does the credit, verifies employment, compensation, current landlord (are they current with payments, any problems), etc. They do this for me for $35 per person and provide a summary sheet of their credit and an oral on the rest.
fin, does your company also check with the previous landlord to the current one? I find that it is that person who is more likely to be honest with you as the current landlord can sometimes build up the tenant just to get rid of the problem

No, all upscale 1 bedroom and studio units. Central A/C, fireplace, etc. Usually very easy to rent , but occasionally we get a problem tenant.

Do you have the rents for August already from this management co. or were you able to get your rents for the month?
Congrats for moving forward on this.
Do a inspection for damages when they get rid of the cat.
If there are damages,, evict them or have them pay for damages before allowing the lease modification.
I checked the Montgomery County Landlord Handbook. Pet deposits are allowed, non-refundable deposits are prohibited, at least in Montgomery County.
Maybe you have a similar requirement in Anne Arundel County.
