Prescreening the Seller
I have received several calls form ads and i am not sure what question to ask over the phone and what should i ask at their home...
So of the questions i ask is....
Why are you looking to sell?
Do you have a ballpark range of what you are asking for the property?
Is there something in mind you are needing to make it worth your while to sell the property?
If someone were to buy your property are you needing to close quickly? I need more suggestions on what I should ask them, and should I tell them that I buy properties below market value and or with owner who are flexible with terms. Please help, several calls and I haven't been able to an appointment to see the house.

The telephone has one purpose and that is to set up the interview with the motivated seller.
Remember they called you, from there on out it is just a matter of how much you want to give them for their house.
Some people ask questions trying to pre-qualify the seller. You can pre-qualify sellers until you become so good at it you put yourself right out of business, because no one wants to sell their house.
Find out the address and set up an appointment to go look at the house. For the beginner this is an excellent way of learning what sellers want. Experience helps us learn by doing.
As you progress in your career you will learn what questions to ask over the phone "to not sound nosy " and the answers will flow from the seller freely.

You can always ask them more questions at their house. Some of the questions listed above look OK. Except explaining to them that you buy houses below market value. I would leave that out. They will figure it out when you make them an offer.
