TU Report

Does anyone know how to obtain a free copy of your TU credit report? I was able to obtain the others online at no charge. I just need to get TU. I don't really want to wait for snail mail. Thanks so much. confused

    I don't know about TU. However, how are you able to obtain free reports from the other agencies without joining somethine?

    You can go the the TransUnion website and get a free report if you live in certain states, or meet the FCRA criteria for a free report. follow the menu links. i got mine online in about 2 minutes just yesterday (1/4/04).[ Edited by plumzany on Date 01/05/2004 ]

    Plus, the Fair Credit Reporting Act was just renewed and about to be signed by the President. It has a new provision that the credit bureaus are upset with, which will provide one free credit report yearly upon request.

    One suggestion to get a free report is to call a lender, ask them if they pull a credit report to qualify you if you can get the copy of it. That way you don't pay for it.

    I always pull credit on my clients upon receiving their permission, and always send it to them. It just makes me look good and develops a relationship. I know of other lenders that do the same thing.

    Sneaky, but it may work.

    Advising someone to have their credit report pulled only lowers their score, if they are concerned now, now they have to wait for the report to come off, not worth doing it this way.

    Forgive me if I misunderstood your post. I was giving a suggestion to the original poster how to get a credit report, not advising him.

    But if you mean advising a referral who calls me for a loan, well, yes. It sure helps to know what credit I'm dealing with before beginning to quote terms. Most borrower's don't know their score, and aren't as schooled in scores as many in this forum are.

    On residential loans it is important to pull a credit report that is in the format submittable to Fannie or Freddie. On commercial loans I just need a basic merged report.

    Nonetheless, inquiries may harm a score, depending on the scorecard into which the borrower falls. And given the more recent changes to the FICO formula, the effect of inquiries has been muted for auto or mortgage inquiries within the past 30 days, or within a 14 day period over the past year.

    John Is right, as always!
    If you have a report pulled direct from the CRA for your personal review it doesn't get reported to potential lenders. If the lender or creditor pulls it, then it shows up and could lower your FICO score.

    I pulled all of mine recently and printed them out. Then I took those to my potential lenders to review. All they really cared about was the score. Of course they will have to pull their own to get financed on a deal.

    I had 1 hard money ender practically give me a commitment and another that is looking over my financials for a possible NOO duplex. 3 others were not even willing to look at the score ("not our system" etc.)

    This doesn't help much if your score isn't high enough. I've been actively working on improving mine for a couple of years and it has really paid off.
