Trying To Sell Mobile Home - Utah

We have had a Mobile Home for sale for over a year. We owe more than it is worth and we have seller financing available on the for sale sign. If we walk away what kind of out come can I look forward to? Another thing: this mobile home is actually only in my husband's name, not mine, he purchased it before we got married. We have not had any serious buyers! We have it listed with a professional real estate agent. It is in a park, and the park requirements are to pass background and credit. We are so ready to just walk away, but we want to know the ramifications. Thank you in advance!

    I know how you feel we did walk away are not behind on the payment "yet" but sure it will be ugly down the road for a while..We moved into a "house" that mobile was a temp thing..after my divorce did not have any other choice but to buy the stupid thing!! Guess my fiancee will just have to have a nasty mark on his credit for sometime..These things don't want to sell especially when you can buy a house and get more for your money..My park is the same way ..and Actually no one likes this place to come in and want to buy it..so yeah I guess were just screwed...

    I'm sorry to hear it will get ugly down the road! It probably will for us too! It is just so frustrating to be in this positiion! I think what is equally frustrating is the fact that now we are going to have to buy a home- a starter home- then stay there til my husbands credit is good then try to sell that one and buy what we really want! I wanted to build a new home, and found the perfect place, the perfect home builder. It's just that with walking away, I have to go for a home of less value, qualify for the new home and the amount left on the trailer, so everything will go through when I wanted to take the full amount we qualified for and buy the new home! It's just so pathetic! I think the worse thing is when people come to look at trailers, somewhere in the back of my mind, I think, "Do you really want to get stuck in this predictament like I am?"
