Trying To Figure Out How To Offer On A House With Wet Basement
Just look at another foreclosed house with my agent. I am afraid my agent is getting tired of me.
Bank is asking $175000, two car garage 4 beds 2 and half bath, 2000 sq in a very very nice neighborhood, one house just sold in March for 195000.
Paint whole house $3000
carpeting $4000
Whole front/side/back yard need to be redone. $3000 - $4000
possible to change the air conditioning unit $2800, don't know it is still working or not since no utility on and i see window unit in one of the bedrooms.
Kitchen the whole island is a cutting board, never seen anything like this in my life beofore.

counter top and some other ripped part.
the biggest thing is water damage in the basement. first outside grading is completely wrong and the deck is sinking and leaning towards house. when i looked inside the house it was pouring outside i saw fresh water not a lot but definitely fresh on the ground and and see the trail that part of water is from basement window. and there are three more corners of basement are damp, like i said there is litte hill on the back and grading is toward the house. so the deck has to be ripped off , then regrade the back yard and rebuilt the deck. i don't know how much it will cost. deck (ripping the old one and put a new one) will cost around $4500 - 5000 in my area for that size of deck. and i don't know how much the basement waterproofing or possible outside waterproof will cost. i will call a guy to estimate the cost but with holiday weekend and this busy season, it is going to take a while for them to look at my problem.
so basically i lost my number because of the wet basement/grading problem.
anybody has suggestions? My feeling that i should not offer more than $135000, i have to do double closing that i buy and close it and fix and then resell it and i will do cash offer on this one.
