Tracking Rentals

I have a few rental properties and am looking for software that will track rent, deposits, mileage, repairs and maintenance in a easy format. I know people have set up Excel to do this but I don't know where to start to do it. I have 2004 Quicken Home and Business Premiere but the business portion of it is a little difficult to do the normal day to day stuff with. Does anyone have an Excel file set up to do this already?

    I use Rent Manager and really like it. You should be able to find it here in the 'products and services' area of this Forum. I toyed with the idea of a spreadsheet, but personally my time is more valuable than to fool around with a spreadsheet. Keeping the numbers there is easy., but when you want to (and you will) run historicals on your properties, you'll wish you went with a commercial product.

    I think the 10 unit version runs $149. ($15 an apartment.... it's a no brainer in my opinion)
