Disagree with MLS comment... Having moved a great deal with my career, I have sold in numerous states and a variety of conditions. If the property is in a good location, clean, in good repair, advertised, and priced right, it will sell quick without being in MLS. Sold to doctor, lawyer, it pro, realtor, etc. It can be done, if done right. Work the sale like a part time job and the payoff is there!!!
What I have found is when comparing any two simular houses, if my price is the same to a few thousand dollars lower and is looking a little better, it will sell. Post on Craigslist with a few pictures, sketch of floor plan, even average cost of utilities, etc. List improvements made, within reason. Have a sign in yard with fliers filled daily. Tell everyone you have a house for sale, keep a picture on your cell to show, fax fliers to community... Once again, work it like a part time gig and the money will come. It has worked well for me in buyers or sellers makets in numerous states, so step back and look at the competition then set up a plan to win!

I have also found utilizing facebook has help a little.
For me the best that I use are:-
1) Twitter
2) Craigslist
3) Linked In
I mean these are some better and productive ways of marketing.
