To Zack And Others Re: Where To Find Bank Repos?

We are looking at HUDS, but I keep hearing about people who go to the REO dept of banks for the bank owned properties ... and others who tell me banks are not cooperatove in the manner.

Can this be done? How do you find your houses, foreclosures and bank repos? surprised oh oh

    A GOOD realtor, that's the trick. So many agents I talk to are clueless about investing. Even some that say they specialize in investing are clueless. The guy that showed me a HUD foreclosure yesterday said he had only been an agent for 3 months. Was 50 yrs old and got laid off from job as an engineer. He knew virtually nothing about r / e.

    Yes, it helps if your realtor is also an investor. You can get some good referrals from folks at your local real estate investors club. I'd say if a realtor attends one of these, he's probably a good one.

    I stumbled upon a real estate broker who's company only lists REOs and nothing else. I guess some of them do that. Maybe a bank could tell you which brokers in your area handle REOs exclusively.

    In realtors, I look for a Broker who has a very small shop. If it's a one or two person shop then that's even better. These people are out hustling just like we are doing. Plus they have the same opinion that I do about dealing with inexperienced agents. Give me the broker!
    Agents don't have the power to make decisions either. It's the Broker that has the power so that is who I deal want to deal with.
