To Sell My 1986 Fleetwood DW Or Let Them Tear It Down?

It's my home and a nice one at thatsmile However, I sold my property to a land developer a while back and have the option of removing my mobile home or letting them demolish it. It will not cost me anything if leave it, but what a shame.

I have maintained it very well over the past few years, new roof, new kitchen flooring... etc. It is really a nice home and I am looking into what options that I have. Still have several months before the developers need me to move it.

A) try to find a buyer. Are there buyers that would pay for a MH that is so old knowing that it costs upwards of $7k to move one and have it set up? Where would I find such a buyer?

B) Donate it for a tax write off? Who would take it

C) Does eBay have a section for that?

Any input would be appreciatedsmile

    I'd put an ad in the Little Nickel, Sno. County Edition, to effect:

    "'96 Mobile, great condition, must be moved, FSBO, $9999, Owner will finance, (360)xxx-xxxx"

    and see what offers or calls you get...you never know and a buyer may be out there who'd give you a few hundred for down payment and a note for the balance.

    Just make sure you keep a lien on it (or keep the title) and get a responsible buyer. Ebay has a section for fixed price real estate for $150 for one month, $300 for three months. You could auction it too, but that could be hit or miss, unless you use the tactic some seller do; you set a fixed price and terms (e.g. $9999 at 9.9% for five years) and have an auction for the down payment; whoever bids the most down gets the deal.

    Scott,

    Is this a singe or double wide? Last year the lenders STOPPED LENDING ON SINGLE WIDES. So most owners are stuck having to owner finance if they own a single wide.

    You might look into finding a cheap parcel of land and offer the home with the land. This is what the Mobile home manufactures do. The reason I suggest this is because someone may be able to afford the house, but not a lot to put it on. And why pay $200+ or more a month to park in a mobile home park when they could own land for the same amount.

    If you have the cash on hand, you might be able to make a good amount of money on this. The house is paid for, so the only thing you would have to buy is the land. You might even be able to find someone to owner finance the land to you!

    I had to add this:

    The worse case senario is that you would be left with a mobile home on a lot if the owners left for some reason. If you had a large enough down payment from the owner, this would be a good problem! All you would have to do is rent it out, find someone else to lease/option it to, or sell it to someone that would obtain financing themselves.
