Hi Ron, I AHVE A QUESTION FOR YOU IN PA .Let say i buy a repository prop (Vacant Land) it has no Irs liens on it .i run a prem title report $40.00 i then go to an attorney for a quiet title upgrade the deed to a general warranty ? how am i doing so far ? now the question here is if im flipping this should i be concern with the mortgafe ,judgements end of it or am i in good shape please advise as to what i might of left out or should be seeking ,and one more question what about deceased people ?thanks ron

I'm sorry that my email address is misleading. When I choose it, I was not conscious of the ambiguity of the letters "pa." I meant them to represent "Palo Alto," a city in CA where I lived for some years. I don't live in PA=Pennyslvania and don't study the tax sale code there.
Now, in general, low-cost properties can be sold without a quiet title law suit and no title insurance. Some potential buyers will turn away because of this, but some will go ahead and buy.
You might want to check the archives of the website for discussion of "pa" and "pennsylvania." There have been some pretty clear explanations of how things work there, but I don't have them memorized or anything.
Otherwise, you probably need to consult with knowledgeable attorneys or read the law books yourself at the law library.
