Title Search
Hi,
I am exploring buying Pre-Foreclosures, I have an elementary question related to the title search.
I understand that you can go to the county clerk office and find about the Liens /Mortgages/Encumberances on a house.
Why is the title search neccessary then ? What else does the title search provides for that I can not find out myself on the country clerks office.
My apologies in advance if this appears to be a silly query.

In my area you can search the county records by a person's name. That's helpful, but what if there's a lien recorded against the property and not necessarily recorded against the individual's name?
A title search by a title company or real estate attorney will be by the legal description of the property. This should be done in addition to a name search. A title search can reveal some interesting things. It's a must when buying pre-foreclosures.

I'd have to disagree with uvpipres.
I do all of my own title searches. They are expensive! Why pay someone else? All they do is go to the courthouse and look up the information!
If you want to really LEARN how to do title searches, get a job with a lawyer or a title company and do title searches for a month. It's like getting paid to go to school.
It will also get you familiar with the courthouse and how everything works.

I am trying to find the best possible deal with the minimal resources (do not have a lot of cash to start with !). One of the expense items is the *title search cost* and the other is *attorney cost*in NJ.
I remember paying a fortune for the title search and to the attorney for my own house closing (not really a fortune but some hundred dollars each case - ).
I am looking for a good deal on the title search company and a capable attorney in New Jersey that will charge at the low-end .
Can anyone on the forum provide reference to economical-yet-professional title search company and GOOD real estate attorney.
