Title Search Expenses
Rather than exploring thru all the title files myself, I would like to hire someone to get the information to me on properties I am interested in. What have investors been paying title companies for this service? Is there a more cost effective way of doing this?

I would just pay the going rate for your area and in most cases I would also pay for title insurance as well. Sure I would attempt to verify as much information about the property before I went to a title company, but I am not an expert. I pay the experts to do what they do.
I think that I could very well install a gas hot water heater, but would you want me to install yours? Even if you trusted me to do so, I would still require a permit to install it, these are just little things best left to the experts.
