Title On Dual Property Tax ID

Recently we investigated a property that was abandoned. In researching the property at the county recorder we noticed that the address was completely different. We also noticed that the property had two different tax IDs but the lot description was the same. How possible is it to get a clean title through a quit claim and quiet title action for this property?

The bank foreclosed on the property 6 months prior. When asked about the property off the other showing address they stated they did not own the property and was willing to release a signed statement to that account.

    thanks for your response but this is a SFR on a corner lot in a new neighborhood.
