Title Issue

I am about to close on my first rehab property. I had a title search done and it showed a lien against the property. I contacted the institution selling me the property and they had their own title search and tite insurance and they are saying it has a clear title. Do I go along with their title search. Will I have any problems when I go to sell the property. The people that I had do the title search said the master commissioner did not release the liens. Can any one please advise on this issue.

    Just go by the county records. That is all you can do. You should call the master commissioner and ask about the lien release. It would show as released if it was. All liens affecting your are recorded either in force still or released. A release must be recorded also. The title search you had done when was that in relation to the one the institution selling it to you. Liens can be recorded all the time against property and people want to be sure as close to the day of closing that they can that there are no liens then. Get the type of lien and call commissioners.

    Fixing a sagging floor could be as simple as installing a trailer jack under a floor joist.

    Make sure you use a Licensed General Contractor on this problem and follow the County or city ordinances on this project..........you may need a permit since it could be a structural problem...............which joists are!
