In Florida you can get her off the deed if you guys are divorcing or the property is not your homestead.
Or you can just ignore all that and get her to quit claim the property to you although any refinancing or such while you are married will still need her to sign off even if she is not on the deed
Consult with a RE attorney on this and they can tell you the best entity based on your goals and objectives. In CA, you will have to pay an $800 franchise tax for each LLC, C Corp. or limited partnership (except investment partnerships) you setup, not to mention the tax compliance costs.
