Title Company

I am a Mortgage Broker in COlorado and it is just not working out on this end. Alot of people I have come in contact with have burned me, plus clients are not easy to come by. Can anyone help

    Hi Shannonrae,
    Sorry to hear about you getting burned. Hopefullly with a lot of reading on here,coupled with your motivation and finding the right deals will surely make you come on tops. Iam sure.
    You are starting off on the right side now with two things which makes you different from the average newbie investor who wants to get their feet wet in RE.
    1. you have been involved in Real Estate a bit,it does not matter if its a mortgage broker. You atleast have a feel for things
    2. you are more motivated to go out there and try a few deals at a faster pace than a non motivated person would.

    Now having said that,there is a whole slew of investment options for you. You have to be discerning enough to know which is good for you.

    You could start off by bird dogging for investors whom you have probably met earlier in your career and finding properties for them. Just remember to get things in writing so as not to get burned. Make some money out of it and then go on your own.
    or if you have found a good property which you are getting a considerable discount over the market price,put it under contract and sell it to a buyer/investor and make your money there...or you can do L/os, Sub-tos ,rehabs...quite a lot of options there for you
    Hang around in the forums here..read a lot and find the right tool for you and just go and do it

    you have to make yourself different that all the other mortage brokers.

    mortage brokers can be a nasty bunch, I have had several bait and switches pulled.

    I also have shopped a loan, but always gave the broker the chance to beat the quote I was given..

    Maybe target a specific market?
