I have searched this site high and low and no one can tell me....
1. How to get the properties real address not legal description.
2. Do letters work better than a face to face meeting?
3. How do you get the bank to agree to you taking over the payments once you have the owner sign over property and catch up the payments?
4. Does the county post the notice of default right away or do they hold it until a few days before action?
5. Will the county court house give me a list or copy of all filings of default? If so how much and who do I call.
Thank you I hope this post gets some traffic and some good information exchanged because I can not be the only newbie lost.....

Q. 1. How to get the properties real address not legal description.
A. If you are referring to the street address, then the post office will have that. If you are referring to the Assessor’s Parcel Number (APN) then see your county assessor.

A. Letters for what? If for marketing, post cards are more economical and I feel work better. You will still need to get face to face with your sellers.

A. Talk to them and have $$$ in hand to catch up the payments.
Q. 4. Does the county post the notice of default right away or do they hold it until a few days before action?
A. Public documents are available for viewing once they are recorded. Each county and state have their time rules and regulations about notices and actions. Check out your own county and state
Q. 5. Will the county court house give me a list or copy of all filings of default? If so how much and who do I call.
A. Ask them. Each county is different on how they do things. (see #1 question)
