This Month At The County Courthouse In South Texas

After just finishing my first good real estate investment, I have been looking all around for more. I noticed that next month, my county has a Tax Foreclosure Auction. The minimum bid on a lot of the properties are less than $5,000, and many of their values are over $50,000. Most of them are residential properties.

I was wondering though, if I might be able to work a deal and get some of these properties before the auction from the owner, since they are in a difficult situation, getting ready to be foreclosed on. Has anyone had any luck with this method. Let me know what my options might be, because there are some real nice properties and they will be auctioned on August 5th.
