They Keep Calling At The Last Minute

I'm a birddog in the DC area, I'm getting great responses from the letters that I send out to pre-forclosures, but they keep calling at the very last minute. I've heard the 11th hour is the best response, because the owner doesn't have much of an option, but when the auction is on Tuesday and they call me Friday night this drives my investor crazy. I mean, we need time to do a title search. What would you do as a seasoned investor with pre-forclosures calling you with literally one day to take action?

    How about writing the contract and have the owner call the bank and postpone the foreclosue. I don't know how it works in the D.C. area but here in nevada, the bank has to give you a little more time if you have a legitimate contract to sell the property.
