The Time Of My Life!!

WARNING-this may be long.

I started birddogging while healing from kidney transplant surgery (I was the donor, the recipient is fine). I learned how to get investors via a post on this site as well as a majority of the info that I know. I was scared that I wouldn't measure up and would say or do something stupid. And I did. Repeatedly. But I wouldnt give up and I kept trying. Now I am finally finding decent deals with loyal investors. I am working like an expert because I love what I am doing. God has truly blessed me and I have you guys (and gals) to thank for turning me on to this.

In the meantime, a few questions. I have currently had the joy of hooking up with a GREAT realtor who will give me upcoming info on REOs. I've already got one on the way to closing and am looking at a few more strong ones coming up the pike. That being said, I have checked under every rock to make sure I'm not passing something bad onto my investors, but is there something else I should be checking besides back taxes? If I take care of my investors, they will take care of me so I want to be extra sure I am not giving them little surprises. Also, I have been looking for new investors in the Detroit area, but having an investor call you back once they find out you are a birddog, they put you on the bottom of the list of callbacks. Does anybody in the Detroit metro area know of qualified investors who need leads?

    Enought of the bird-dogging. Why dont you simply find the deals, tie them up and then simply "Wholesale" to other investors!

    Nobody likes to admit thier own ignorance, but I don't really understand the concept. From what I understand, you get the contract from the seller for a fee (consideration) and resell the contract at a profit. Is that the long and short of it or am I missing something vital?
