The Good The Bad The Ugly Of RE Inv.

I am new in the field, but I most know verything as soon as possible. So I would like experienced people to coment on thier success and failures.
Also a list of whats need and difficulty.

Buying the right home, or hiring a "flipper" and how much is it worth finding a "under market" home that will appretiate.
Finding a renter- collecting rents, keeping it occupied, hiring a company
House upkeep- the cost avg per year, hiring out expense
Contracts- the best, avg prices for law fees
Selling- how long on the market, can you sell with renters inside, turn around time, expected profit, cost
Taxes- best way to get around and play to your advantages.
Add anything left out, success and failures and especailly for CA specific real estate invest tips.
Thanks

Well, "I must know everything ASAP" is not going to happen soon. My success has come from a lot of time spent reading evrything I can find about investing and related fields and reading these columns all the time and a lot of trial and error. Slow down or you are ging to learn a lot the hard way.

You are trying to fit years for learning and experience into one question on TCI forum. I would suggest to start out by getting a few books from your library, joining a real estate investment group, and start learning...

    Hey,

To look at your question a different way...

"Please teach me everything you learned in school...ASAP"

It is WAY too broad to be of any good to anyone.

"Please explain to me what a Right Angle is" is a specifc question that can be answered.

This reminds me of a quote:

"The only place where success comes before work, is in the dictionary."
    - Vidal Sassoon

Bottom line, put in the time, effort and focus and you will succeed. No magic pill
