The Best Time To Approach The Owner

Do you find it best to approach the homeowners during the Lis Pendens period or would you rather wait about 2-3 weeks before the foreclosure sale?
People in the NYC area are soo fed up with the huge number of investors that approach them a few weeks before the sale. I personally think it might be best to approach them during the lis penden stage, but then again, they might not be as motivated to sell as compared to someone who's home is going to be sold within a few weeks. Sounds like a catch-22. What do you think is the best time to approach the owners?
My opinion is to contact distressed sellers in the beginning, midway, and just prior to the sale, this way you have covered all time frames. Some sellers sell early some late so better to appeal to both types.

If you have a good and correct marketing plan to contact motivated sellers, you should be able to talk to them BEFORE the Lis Pendens or NOD is filed. This way you see them before they are in denial about the whole situation and waiting for the “Pot of Gold” to fall on the house to pull them out of their mess and before every other investor is after them.
