Its all about the marketing...
Classified ads, bandit signs, door hangers, fliers, business cards, etc....

I have to agree with bginvestor, marketing is the key! John $Cash$ Locke's Bird Dogging book is a fairly cheap investment for very good material. If you have $48 to invest, I suggest you buy the book. He will walk you through what you need to do to get started as a bird dogger.
If you don't have a lot of cash, you can get free business cards at www.vistaprint.com where you only have to pay for shipping & handling.
You can get some bandit signs that say "We buy houses!" at www.banditsigns.com for cheap.
Calling any FSBO (For Sale By Owner) in the newspaper. If you see a sign in someone's yard or on the street, write down the number and call them. You can even go knock on their door if you like.
