Textured Exposed Concrete Floors

Anyone had experience undoing this? I've got a house I'm considering buying that has textured exposed concrete floors in the kitchen and dining room. While the owner did a nice job, I also know that its presence will greatly reduce my pool of prospective renters. I figure I can just pad and carpet over in the dining room, but want to tile the kitchen. To get a smooth base for the tile, I guess I"ll need to somehow grind out the texture. Anyone have experience doing this? How big a job is it, or is it even worth it? The kitchen area is about 120 sq. ft. Any insights would be appreciated.
